Multi-Unit Home Recovery

Scope of work

Property managers of several multi-story apartments in Portland, Oregon noticed that some of their structures showed signs of foundation issues. The structural integrity of a multi-unit housing structure is serious and can affect many families, as well as the investment of the property owners.

SITUATION

The property managers contacted Ram Jack West to report cracks that were forming in the walls and floors of several apartments. Additionally, doors and windows were not closing properly. The heat of the summer months exacerbated the problem. Windows were also starting to crack.

PROPOSED SOLUTION

Ram Jack West and Geo Design, Inc. designed an installation plan to repair the failing foundations. The plan included installing (16) 2 7⁄8 in. helical piles and (11) 2 7⁄8 in. deep-driven steel piles. This proposal would lift the two apartment buildings experiencing foundation damage.

OUTCOME

Ram Jack West installed 27 piles, including 10-12 multi-helix piles as well as driven piles, to an average depth of 60 ft. The foundation was lifted 3 in. Ram Jack completed the installation in 11 work days. Ram Jack West was able to achieve a complete recovery of the apartment buildings. During the repair process Ram Jack West remodeled and replaced the deck as needed. Property managers at the Courtyard indicated they were pleased with Ram Jack West’s professional work during installation as well as clean-up afterward. They noted that not one person living in the apartments complained about the noise during the two-week job.
