Signs your retaining wall is failing

Retaining walls typically fail gradually. The slow lean or hairline crack you've been watching may worsen as the wall can no longer withstand the soil pressure behind it. These signs say it could be time to act.

Wall bowing or tilting

A wall that's no longer plumb, visibly leaning away from the slope, is actively failing. Soil pressure is exceeding the wall's capacity.

Horizontal or diagonal cracks

Cracks running horizontally or diagonally through a concrete or block wall mean it's in flexure and bending under the load of the soil behind it.

Sections that have shifted or fallen

If part of the wall has moved out of plane or collapsed, the remaining sections are now carrying more load than before. This can be urgent.

Soil eroding from behind the wall

Washout, sinkholes, or soil displacement behind the wall means water is moving through the fill and could be accelerating the pressure and erosion cycle.

What causes retaining walls to fail?

Retaining walls fail for predictable reasons. In almost every case, the wall is being asked to do more than it was designed for, either because conditions changed or it was undersized to begin with.

Hydrostatic pressure

Water that can't drain through or around the wall builds up behind it and multiplies the soil pressure it must resist. Walls with poor drainage fail faster.

Original design and construction

Many residential walls were built without engineering review, especially older or landscape-grade walls. They look fine for years, then reach their limit.

Soil loading changes

A deck built above the wall, a car parked near it, or a slope that's gotten steeper all increase the load beyond the wall's original design.

Age and material deterioration

Concrete, block, and timber all degrade over decades, mortar fails, concrete loses tensile strength, timber rots, leaving the wall weaker than it looks.
